So, what has happend with homes sold in Laveen Arizona 2015, was it a good year or a bad year?

Did homes sell?

Did the market benefit the buyer or the seller?

Was 2015 a good year to sell a home?  or to buy a home in Laveen Az?

These are some quick questions this short summary for homes sold in Laveen Az 2015 will look to answer, with help of the chart below.  This chart is not done by me, oh no, it is actually done and provided by the multiple listing service.  This tracks all homes on market, under contract and sold within my arizona multiple listing service area.  THere is a LOT of homes sold, and a WEALTH of great information.


Lets dive in:

The tap left chart:

Number of listings in the Laveen area.  This actually shows current listings, as well as the number of active listings going back 1 year.  Notice also that the black line indicates number of sales.  In short, Laveen home sales have been pretty steady.  The only surprise to me, was the strong December 2015 closings where about 90 + homes sold.  That is very high for the winter months.  

Bottom Left chart-

This is the chart that answers, who benefited most from the market.  Well, to explain, generally 3 months is the cut off for the buyer vs. seller market.  Over 3 months and you are in a buyer market, under 3 months and your in a seller market.  Most of 2015 was spent favoring sellers.

Top right chart -

This chart is a great chart that shows the average/median sale price in the Laveen area as well as the average/median list price.  Notice the big spread between the active vs. those that sold.  Chart really shows that homes on average sold in Laveen around $175K to $185K, for most of the year.  We did see moderate increase in home sales prices.  Again, just like high number of closing in December, also saw a sharp increase in value.  This may be due to the higher than usual horse properties that closed.  These are generally higher priced as well, and have inflated values a bit.

Bottom right chart - 

Average list to sold ratio.  Shows in black that on average homes in 2015 sold for between 2-5% less than the original list price.  Also, brown line shows those that had price drops, still sold on average 2% less than the last listed price.  So in essence those over priced in chart top right, did not sell, lowered price until the got offers and still sold less than that last list price.
