Cedar Village Planned Residential Community, Middletown, CT, also known as Julia Terrace, is located in the South Farms area of Middletown, Connecticut near RT 9. It is one of the five Planned Residential Communities that were built in Middletown, Connecticut during the 70's and 80's. The other four were Wesleyan Hills, Sand Hill Road, Knox Boulevard, and The Farms.
Unlike the Wesleyan Hills Planned Residential Community which I wrote about last week, Cedar Village Planned Residential Community, Middletown, CT did not follow the original plan it was supposed to. Cedar Village was suppose to be developed in three different phase, which it was, but before the first phase was completed the original builder filled bankruptcy and left the sub contractors in a very bad position. As a result of this a Homeowner Association was never formed to oversee the common areas, and to make sure homeowners followed the rules and regulations of the Community.
To this day Cedar Village Planned Residential Community, Middletown, CT still does not operate under a Homeowners Association, but even without a Homeowners Association Cedar Village functions remarkably well. Homeowners whose properties abut the common areas have taken it upon themselves to maintain them.
The first two phases of the Cedar Village Planned Residential Community, In Middletown, CT is comprised of 80 houses consisting of Capes, Colonials, Dutch Colonials, Raised Ranches, and Ranch style homes. The first phase began in 1975 and was completed by 1979. The second phase started around 1981, and was completed by 1984. The third phase which consists of 80 Condominium known as Countryside Condominiums, were built between 1986 and 1988.
Houses within the Cedar Village Planned Residential Community, In Middletown, CT are on 5,000 sq. ft lots, surrounded by common open space areas. The houses are very affordable for "First Time Homebuyers, ranging in price from$130,000 for a five room ranch with no garage, to $200,000 for the larger colonials with a one car garage. The condominiums range in price from $130,000 to $150,000.
Being in the South Farms area of Middletown, CT., Cedar Village Planned Residential Community, In Middletown, CT is surround by farms, but yet within five minutes of Downtown Middletown, and shopping areas. Cedar Village is made up of mostly younger families with kids. Being a self contained neighborhood, all the kids know each other and share a lot of activities together. Cedar Village is in my opinion is an excellent place to raise a family, I raise mine there.
