The December 2015 Monthly Market Summary for single family homes in St. Lucie County was recently released. Overall closed sales of single family homes in St. Lucie County were flat going up slightly by 0.2% over last year when 462 homes sold as compared to 463 in December 2015. Cash sales of single family homes continue to be down. In December 2015 cash sales were down 15.8% from last year.
New listings are up 1.0% over last year when 522 new listings hit the market. This year 527 new listings entered the market in December 2015. There are 1,754 active listings in St. Lucie County up slightly by 0.3% from last year when 1,748 homes were on the market. With less than a six month's supply, we are squarely in a seller's market.
In December, traditional home sales were up by 19.8% while foreclosures/REO sales are down 49.6% and short sales are down 37.5%
In this tight inventory the median sale price has continued to rise. In December 2015 the report says the median sale price in St. Lucie County is $173,250 up 19.2% over December 2014 when the median sale price was $145,350.

When broken down by sale type, the median sale price of traditional single family home in St. Lucie County is $181,500 as compared to last year at $159,000 up 14.2%. Foreclosure/REO median sales price have also increased 19.9% from $118,100 last year to $141,575 this year. Short sale median sales price have increased 16.9% to $155,500 from $133,000.
Median days on the market dropped 30.4% over last year. The summary for single family homes in St. Lucie County reports the median days on the market in December 2015 at 32. It was 46 in December 2014. As of December 2015 we have a 3.8 month supply. In December 2015, we had a 3.6 month supply.
