Do you, the Agent, know when to have your client clean up their home on a Short Sale listing for showings?  Did you know that it depends on what type of loan they have?  Did you know that the timing of when the house should be cleaned up depends on whether the loan is an FHA, VA, or Conventional?  On each type of loan, the appraisal is ordered at different times.  When would you have your client clean or straighten up their house depending on the following loan types...

1. FHA

2. VA

3. Conventional

Knowing the answer to this question can seriously help or break the results of your Short Sale.

Depends I would assume you want the lowest possible appraisal price so you wouldnt clean up til after the appraisal, but then again this means you need to have a contract which means the house had to impress someone. Catch 22?
