Light on or Lights Off...Which photos work best?

I have several properties where we have tried using Evening Photos.  I am still undecided whether photos taken in the evening   enhance the property or not?    Below are some examples of the types of photos.   What are your opinions? Day Dock or Dock at Dusk?   Day Home or Evening Shot?

Well I like the day shot of the lake and the night shot of the house. Lights on all has to depend on the shot and the subject being shot. Gorgeous home with great view.

I like the day shot of the dock because you can really appreciate the view and the water.  I like both shots of the house though.  The night shot really gives it a nice look and I like the angle of the shot better.

Lights on for sure... dramatic and crisp, always go with the stunning picture.

Why not both? It depends on the property of-course but I would have both available and let consumer have as much info as possible.

My personal opinion is, even though the night shots are great, the day shots show off the house better.  The best option would be to use both, perhaps at different angles.

I would choose both. But if you say I have to choose one I would go with the day dock.

I like the dramatic effect of the night shot on the house, which I would make my principle photo, but I would include the day shot as well somewhere in the listing.  I like the day shot of the dock.

Glenda and Steven, it's not so much an either-or choice. All of your pictures are good. It depends entirely on emphasis. Are you trying to create a mood or show the home as you would see it in normal daylight?

Actually, I like them ALL. Beautiful photographs! Day shots would be better, in my mind, for a listing. For "more" shots, then include the evening shots. I think you should print and hang that first one......it's gorgeous.

Tell me, for the evening shots, did you use any type of flash, or did you set your camera to a higher speed......or???

Day photos for your main picture but I think you should use both for your advertising. They all look great!

I really like the day shot of the dock, but the twilight shot of the house. I think the light coming from inside the home makes it look warmer. It will probably also stand out against the competition.

Day shot of the lake and night shot of the house, it adds more elegance and class to the home.

Hands down both night shots are much better if I had to choose between the 2 sets - not even close IMO. Agree that you should try to use both though since they are all good pics. The day dock photo could benefit from being taken a different time of day with the sun lower and behind you - it's a little washed out with the mid-day sun. I would say the same about the daytime house shot but it looks like it might be surrounded closely by trees which makes lower sun angle shots tough.

One of the things I like about night and sunset shots for view properties is that often the buyer isn't seeing the property when those conditions exist and yet the house will be judged on what they see when they are there.  For those properties I will often put together a photo album and leave it where the view is so buyers can see what it looks like all the time, not just when they are there.

Great house. The day dock is better. I really like both shots of the house. The night picture of the house is really nice. Maybe use both.

Here's my 2 cents:

I think the evening shot of the main house is dramatic and would be a good one to use as the primary photo where only one is available.  It is striking enough to make someone want to look further.  There is absolutely nothing wrong with any of the others and I'd find a place to use them all in my marketing materials depending upon the feature I was trying to highlight or the emotion I was trying to elicit.

I like the day shot of the dock - you can see more of the surrounding area.  I like the night shot of the house - it looks very elegant and inviting.

I like the night shot of the house - it provides more of an "action" image in my head - does that make sense - as if they are entertaining....  But I don't always like these types of shots, this one I do.

The night shots are more "artsy". However, you aren't selling art.

 

The day shots, especially the dock illustrate more what you are trying to sell.

 That being said, I would get a day & night shot of the house from the same angle (preferably the one the current night shot is taken).

Nice photos!

My vote is for the day shot of the dock, and the night shot of the house. Typically, the main objective is to capture the attention of the potential buyer, and get them to contact you. And these shots would definitely do it.

I like the night of the house and the day of the dock.  Maybe if lighetened the night shot of the dock a bit.

What kind of camera did you use? Did you have to do anything special to take the twilight pictures? I believe I saw an aerial view of this house and it looked great!
