Braemar Property Values:  November-December 2015 (Courtyard Series)

Digging out from the blizzard of 2016 is turning out to be quite a chore.  Thought I'd take a break and Ballston Courtyard Home in Winterpop in with another Braemar Property Value Report, detailing sales of homes in the Courtyard Series.  If you don't know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces.  Models include the Arlington, Clarendon and Ballston.

As is often the case, only one Courtyard home in Braemar sold in the last two months of 2015.  It was a Ballston model listed for $369,900.  Its final sold price was $367,000.  Taking that sold price as our new average market value, we see a loss of over 5.5% since last report and a loss of 4% in average value since last year.  Of course, one sale does not an average make, so if you are thinking of selling, we'll run an analysis of value over a longer period of time to get a true average.

If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in a little less than one month.  You could also expect to be paying nearly 1.5% of the sales price in closing cost assistance to the buyer.

The next Braemar Property Value Report will be out in March and will detail sales from 
January and February. What is that brick building next to the model in your photo? Are homes built perpendicular to each other? It seems so close. I would not want to look out my living room window and see a brick wall so close. On the other hand, with a Braemar Courtyard home, you don't have to worry much about the landscaping and yard.

Courtyard Set UpEach Courtyard grouping consists of five homes.  The floor plans are predetermined to be in specific areas of the courtyard.  The yellow arrow above shows where you would enter the courtyard from the street.  The green stars show front doors.

Here you can see how there really is no yard.  These are city homes in the suburbs for those that don't like yard work.  The groupings of 5 homes are side to side and back to back in the area where they are located.
