Tuesday is broker tour day in San Francisco. Tours are broken down in 1-1/2 hour segments depending in which area a property is located, which means one needs to carefully plan which properties one needs and wishes to tour - time flies!
Today I concentrated my time looking at 2- and 3-bedroom, 2-bath condos in the Nob Hill, Pacific Heights, Lower Pacific Heights and Hayes Valley area. These condominiums range in price from $1,299,000 to $1,995,000.
The high and the low price units are both located on Nob Hill, in the Mid-Polk Neighborhood Association area. The 2-bedroom condo is nicely remodeled in a very attractive building. The 3-bedroom condo wows one with a bay view and private deck; this boutique building was built new in 2009. Both condos are served by elevator; both close to the shops and restaurants of Polk Street.
Fillmore Street is the shopping hub for the next 3 condos, the ones in Pacific Heights/Lower Pacific Heights. One, a 3-bedroom unit, is located on the third floor--no elevator here, so be prepared for all the stairs. The upside: the price is roughly $200,000 less than the other two, plus one extra bedroom. The other two in this area both have 2-bedrooms and decks. One is very close to beautiful Alta Plaza; the other, not far away, was built in 2013 and features 2-levels of living.
Not shown on the map, but at Bush and Divisidero streets is a new luxury complex currently under construction. There will be 81 1- and 2-bedroom units, some with dens. The first phase was released for sale January 9, 2016, and 6 units are already sold. Prices for these range from $1,168,275 to $1,624,725.
Finishing up my tour this morning, a bit further afield, in the popular Hayes Valley, is a 2-bedroom penthouse. A deck and many windows give one views of Market Street, the dome of City Hall, and hills and parks to the west. This luxury building, with doorman, hosts a gym, rooftop deck, and is close to the opera house, SF Jazz Center, Davies Symphony Hall, art museums, restaurants.
