A Home Warranty Does Not Replace A Home Inspection

I almost choked on my Doritos. Over lunch an agent buddy told me he no longer recommends home inspections. Why I asked? Because I always get the seller to pay for a home warranty, hence an inspection is a waste of time.  Since the Doritos safely passed, let's consider some important reasons to pay for a professional home inspection.

  1. The professional home inspection might make you RUN  from the home-- This is rare, but on occasion the inspection will bring to light something awful, or something just awfully expensive. A home protection plan doesn't enter the picture until AFTER the home is in your name.
  2. The professional home inspection gives you power in negotiating repairs-- It's one thing to plead to the owner that the plumbing needs work. Imagine having a written report along with color pictures. Makes a strong "Exhibit A".
  3. Some warranties limit your claim-- Imagine moving into a home and the HVAC (central air) system is shot. Replacement could be North of 5,000 dollars. What if your plan limit is 1,500 bucks? Guess how makes up the difference???
  4. Most warranty plans have a deductible-- Even if a claim is covered, the new owner could face a 75-100 dollar service fee, PER INCIDENT. What if something is wrong with the plumbing, air, and electric? Yep, that's three fees...

Oh my!  I thinking the soda would have spewed!   I cannot imagine replace one tool for the other.  Kind of like saying who needs pliers when you have a hammer.

Oh my. I hope that agent has good insurance. Is his home warranty plan going to replace the foundation, repair the sewer line or roof?

Hi Jane, That's the concern. These plans are rarely "bumper to bumper" protection.

Doug, you buddie should actually read the contract on the home warranty!  Whether it's saying no to pre-existing conditions or limiting liability for major systems, there are likely to be some post-settlement shocks for his clients.  That's not good for getting repeat business and referrals.

WOW! I can't believe an agent wouldn't suggest an inspection to their buyers. Home Warranty's are great but like Patricia mentioned they don't cover many existing conditions. OUCH!!!

Doug - Boy do I feel bad for anyone who gets your agent buddy as their Realtor. Someone needs to sit down with him and explain the difference between a home inspection and home warranty.
