Shelton CT single family home sales and averages for December 2015 decreased 3% as compared to December 2014 sales.
Listing and closed sales averages decreased 7% and 8% respectively, and the median went down 7%. However, the closed sales average was the HIGHEST for the year. See chart below.
Inventory went up a bit which combined with the sales rate pushed the absorption rate up slightly from last month (4.93) but still in a SELLER's market statistically at 5.68 months. Translation: it would take 5.68 months to sell off the present inventory of 159 homes.
Going forward, there are 22 homes under deposit and 27 homes pending. These numbers are slightly higher than last month.

Where was the sweet spot for sales in December? Back to the popular range ($300K - $400K) with 28% of sales. 68% of sales were below $400K.
December 2015 sales took a slight dip from last month but still respectable for year end.
The average sales prices throughout the last year provides buyers and sellers with an even better understanding of Shelton's present and past market. The December sales average ended up being the HIGHEST for the year.
The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 5.30 months for the last three months, staying in a sellers market statistically.
