Say This! Not That!

 

Have you seen the popular diet book called "Eat This, Not That"? It's practical advice on how to make small, and large, changes to your lifestyle...and lose weight. Well little changes can make all the difference, can't it? It adds up. 


The same principle applies to what we say. We have the power to create the environment with our clients, other agents, inspectors, appraisers...everyone we come in contact with throughout the day. We can be mindful of what we say, and how we say it.

Since this is a blog post...you won't be able to hear the tone in the words, but I think you'll get the point. What if you said this?

  • What a lovely listing you have
  • Would you have any guidance for me in writing an offer?
  • We do have another offer, I'm sorry that I can't talk about it's terms
  • Can I answer any questions for your clients?
  • Can you tell me more about the motivation your clients having asked for "blank"?
  • How can we work together on this to find a solution?
  • Do you have a time frame that I need to accommodate?

This is just a small example of attitude with the other side. The other side is not the enemy but there seems to be only two ways to handle the relationship...either we tell them everything (not representing our clients properly) or take a hostile stand of us-against-them approach. Terrible idea! What do you think about these?

  • There is no way the sellers/buyers can accept this
  • We have several other offers, so we are only considering "blank"
  • You have 24 hours to do "blank" or we are going to cancel
  • That's not possible
  • We will not entertain a request for repairs
  • What do you plan to do about it?

Can you feel the difference in attitude? Even if the results are the same, why take the negative approach? Small changes..little phrases that convey understanding and openness. Small changes, big results.

Karen, what a positive approach you have given us. You are correct, it may be only a small change but can produce big results.

I totally agree. I know this is a flaw of mine personally, not usually professionally, but it's definitely something we can all improve upon. I would love to take a negotiations class!

The words we choose and how we deliver them is of utmost importance. Words, tone and intonation factor in to how the message is received.  Many forget that we work with our community of Realtors over and over.

Excellent advice, Karen. I had a buyer's agent who was hostile 99% of the time last year. She finally lost her client the deal and his earnest money deposit.

Wise words indeed Karen! I listened yesterday to the tone of several agents on a home tour and thought......geez are they really saying that?  It was so not necessary or smart.

I generally find most agents are easy to work with, especially smaller shops.  My problem is when dealing with a Team or something with the escrow coordinators and so forth.  All of a sudden it is a factory system and they have their boxes they need to check.

Hi Karen! Love this post and totally agree! Words and intonation are so important and overlooked by some, unfortunately.  I wish people would follow this in all facets of life.  Which reminds me .... texting can come across the same way.  I've gotten some pretty 'rough' texts from agents.

It's difficult sometimes to negotiate with an unresponsive or unreasonable agent regardless of your tone or questions. Sometimes, it's best to be quick, decisive and assertive, yet be ready to walk away. Great post.

I often get attitude from other Realtors. My response is to come back at them with courteous professionalism. More than likely they change their tone. If they don't, I often sit down and write a scathing blog post about them...nameless of course!

YOu are right on target with this approach. I have been mulling over a similar topic post myself--might just do it next week!  The way you use words and the way you say them counts for so much.  Too bad we often hear the second list you wrote!
