The phone rings and the lady tells me "no one will list my home as they say it is too messy". I list and sell Bank Owned homes, messy does not scare me. I headed over to this Manchester NH area home. Looking back it was listed for a year and went unsold. I arrived and the exterior was over grown, but not filled with debris. The owner came out to meet me, she was older, frail but in good spirits. She was full of stories and loved to make people laugh. We went inside and i was pleasantly surprised. It was not messy, was not even dirty, but it was filled with "stuff".   

 

It was a large home, had a newer kitchen, newer bath, new roof, new windows and new furnace. Everything a buyer would want. She lived there for 50 years and had 5 years worth of belongings.

 

She is moving in with her daughter who has her inlaw apartment completed and ready for her. The path to selling had to include her daughter, A couple f days later the daughter met me. She was over joyed with my ideas for marketing and preparing the home for sale.

 

She asked me how the home could be listed for a year with a big time agent and not once that agent ever spoke to her or came up with 1 of my many ideas? Easy... that is the difference between personal service and an agent who lists anything but is happy only selling a percentage of those homes.

 

In the end we agreed the mom would move into her home now. They could then empty the home of all this "stuff". They are selling enough antiques to fund the grand daughters college education. My handy man trimmed all the bushes for $30 and an hour of his time. As they continue moving, the gleaming hardwood floors began to show themselves. The painter is ready to go when they are. The mom loves her new home and loves being close to her daughter and grand kids. The daughter is happy the the mom is happy. 

 

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to buy or sell a home. This is an example of the wrong way.  One persons mess was anothers whole life. The other agent did not like the home and did not put forth any effort.  

 

The HARD TRUTH is that the BEST way to be prepared to buy or sell a home is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. I guess the 1st agent didn't see the need to a consultation to help this women sell. Maybe she did & the women ignored her as you will probably never know. 2nd time around people suddenly become more flexible.

Great post! You met the lady with concerns, saw the potential in the sale and convinced her things needed to be straightened up a bit. There is a difference between ; messy, cluttered and absolute trash and hoarding (a whole nother ballgame).

Buyers don't visualize....they don't usually see potential. This home had it's potential deeply hidden. What a shame (and waste of everyone's time) that they chose that first agent, and didn't find you first!

Great post!  I would much rather list the home with stuff.  Especially if it is clean.  Like you said, the difference between big and good is Good will see what is possible and work with the seller.

Good story. I think a lot of big time agents get so big and have so much business coming in they begin to let service slide. I am seeing that a lot in my market. Many sellers are surprised that there is more than one way to sell a home!
