There was a time, and those times come and go, when agents and their buyers would tour several homes or not and at random, just submit offers to anxious sellers and their agents. No one complained and let the paperwork begin. Real Estate cycles affect that conduct as well as supply and demand. Here's another

HERE'S WHAT WE WANT

Let's not waste time. As a listing agent, you can be sure that I have had good, solid and meaningful conversation in regards to pricing, repairs & time frames with the seller and our side of the transaction is clear & ready to go. I will brief any serious player on what we are looking for when asked

THERE IS ALWAYS SOMETHING

Now not all agents operate this way and because of that, offers come in with the expectation of a counter 99% of the time. Rarely does any offer come in at full, unconditional will take it and close as soon as we can. NO. There is always something and that something is what has to come out right away

TALKING AIN'T BUYING

If one wants to submit and then hope for the best or follow it up, they should be aware that another offer can come in and hit the ground running and while they are seeking ground, the offer that will fly is cruising toward the finish. Furthermore, what if the seller does not respond?

TODAY'S RULES...RULE

Why chase each other? Why the extra paperwork and why not get to the crux of the matter? Now I know that convention says submit a reasonable offer, usually below the asking, with contingencies and conditions, earnest money and begin the process of back & forth...forth & back. That's how its done?

WHAT WE WANT

When advertising, marketing and especially the MLS agent remarks section, my listings make clear on what is going on, what you are getting & what we would like to see. A smart agent reads all this & responds accordingly. We want to connect or disconnect if you will, to free each other up if no deal

I WANT THIS

When I bought homes, I was ready, willing and able and made it clear that I wanted the home and the best deal I could get. I even do that when shopping for big ticket items like cars and electronics too. I let the sellers know I am serious, can perform and what is necessary all clearly up front. Business follows

A QUICK CHECK IN

In that mode, we may have good discussion, cover the issues and after a connection as to what we can all expect, follow it up in writing. The machinery to drive the deal is activated and there is nothing finer and more productive than parties in agreement working on a common cause toward a finish line

YES or NO ?

I maintain this starts with everyone knowing what they want and far they will go in advance. Questions like will your seller repair this or that, will they modify the price for a quick sale and when can we close help to pin down the deal for every-ones sake all up front and to the point. Yes or no will do here

OLD SCHOOL

Gone are the days where a buyer goes low and the seller goes high or the seller went high expecting the buyer to go low and we all meet somewhere eventually. Real Estate as matured to the point where only the savvy, know what they are doing type players get things done and well too. Got home?

SAY SO

If you have a buyer, if they have been prequaled and have the necessary monies standing by and want a few reasonable things done if a fair price is paid then come forward with all that you have and you will meet your like kind if you are dealing with me. See you in escrow sooner rather than later

Hi Richie Alan Naggar When I write an offer, it is with the expectation of eventually closing the escrow. Sooner would be better than later, but I want to close or I don't write the offer. My clients "know" my rules. No frivolous or low-ball offers.

Richie - oh so true on many points! Especially the last one hits home with me. I had an offer come in recently. After negotiating and accepting, the buyer came in with a 68-item nit-picky fix-it list. Needless to say, my seller said no to almost everything and much drama prevailed until the close!
