Over Saturation?

Can an area become over saturated?  I for one know that YES it can.  I use to be a owner of a franchise, and in short, too many similar offering stores translates to less profits!!

 

I live in Laveen Arizona.  I'm a real estate agent who specializes in the area, and I've worked the area since 2004.  Actually, I've lived in the area since 2001 and Laveen sure has changed in that time.  We have had a ton of new home subdivisions built since early 2000's, and have seen our Laveen population grow.  Actually, we have also seen about 5 new schools built in that time frame too, just to make sure to accommodate all the new students.

 

Back to the subject at hand - can you over saturate and area?  Well, for this discussion i will be wondering about sandwich shops.  Subway opened up at 51st ave and Baseline, a good while back.  Next, we had a Jersey Mikes subway shop open up, and that in the same commercial center at 51st and baseline Rd.  Now it appears Jimmy Johns will be opening up another sandwich shop, this one on the NE corner of 51st and baseline.  Also, we have apparently a 4th subway shop being opened up, this one at 51st and Baseline SW corner.  This last location is a Firehouse subs.

 

So, is 4 sandwich shops, all in the same laveen az intersection too much?  Time will likely tell.  Chances are, money spent will now likely be divided among 4 shops...............at least until one closes or more, or.........more open up.

My husband and I joke about the number of sub shops and dry cleaners that go into every new strip mall as they are built. I think the answer is yes, an area could be oversaturated, but some of these shops will do very well if they offer something the customer wants that maybe they don't get at another shop, like quality, good service, better location, name recognition, and buyer preference. All agents have the same goals- to list and sell real estate- but we all go about it in vastly different ways.

You are right. Time will tell. If they all offer something different then maybe they will survive.
