Is it possible a home can be TOO HARD to SELL?

Are there really Homes that are "Impossible" to sell? What factors would keep a home from Selling? Are any of them too big to over come? A Manchester NH area Home Owner's daughter sent him the blog I wrote yesterday "Would you rather dump hot coffee on you or list a messy home?" and he called me overnight. A while back his home expired, I sold his neighbors home and I stopped by his home last summer when it expired. Very bluntly he asked me "How I thought i would be able to sell his home when the biggest company in the area could not do so?"

 

Back then he invited me in, it was a classic Colonial style home built around 2000. The yard was messy, the bushes were over grown and the screen/storm door looked sideways.

 

I went inside. The house was PACKED with stuff. Floor to ceiling. Each room was a different color. All the shades were closed. I walked through and took some notes. We sat down and the Seller barks out "We have no money to make any repairs.".

 

I started my discussion by thanking them for letting me come inside. Here we have a shortage of homes for sale and a steady supply of buyers. I told him my Job is to attract buyers to their listing, get them to come inside, make them comfortable by answering their questions. and have them make an offer. The process starts with setting the correct asking price. The next step is getting the home ready to sell. I showed them some pictures of a home before and after staging. Most people do not know I used to plan, design and stage new construction model homes.

 

The advice started by boxing up everything they did not need to live day to day. The home was packed with furnishings from his parents home added to his furniture and belongings. They have a big garage and spotless basement they could use to store it on site to save money. For less than $100 for paint and supplies the kids room was painted red, the orange kitchen and lilac dining room will all be neutral. A simple task of trimming the bushes could make the outside more inviting.

 

At the time his wife loved the idea but he HATED it. He did not want to do anything and no one was making him. Back then i said. NO home is TOO HARD to sell. however without the seller on board, there was nothing more I can do.

 

Fast forward to today. More than 6 months from that visit, another agent from one of those Big Time companies tried and failed to sell it like it sits. So last night he sees my blog about a home that could have been his. Not messy, but cluttered. Not Cluttered but packed to the ceiling.... He is ready to talk and quoted something i said back then. It takes the listing agent to take time and go over with the seller the Right ways to correct anything not deemed "perfect" for selling. Their last agent said they liked the house as is and no need to change anything. They knew they wee told what they wanted to hear. Can I come over and talk to them again? 

 

 

 

THE BOTTOM LINE is that there is a Right way and a Wrong to buy or sell a home. This is an example of the wrong way.  One persons mess was anothers whole life. The other agent did not like the home and did not put forth any effort.  

 

The HARD TRUTH is that the BEST way to be prepared to buy or sell a home is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. Free advice can be worth what you paid for it, so when you are ready, do it right.

Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good morning, Scott - some people understand the concept quickly.   Others need some time for it to sink in.   And then there are those who never quite "get it".   Maybe it's time that this homeowner really wants to sell.   If he does --- he'll get on board...and with your guidance and marketing be in a position to sell...otherwise...he may be calling you again.

Kathy Streib it is teh only way to sell homes, telling a seller what they want to hear helps no one. I am happy i learned long ago how to say it like it is a nice manner. SHowing them how much their home is worth as is and fixed up and clean sure helped too.
