Ringin' & Singin' with Liane Thomas
Yesterday, thanks to this month's ActiveRain "Ringin' & Singin" contest, I had the pleasure of speaking for the first time with Liane Thomas, a Realtor that's pretty local to me, just a county over. I've followed Liane's blog for some time now, as I like to see local inventory and updates on local markets, but before yesterday, we'd never gotten a chance to talk.
I learned Liane is a SoCal native originally from San Diego, and she currently heads up the Jet Team at Allison James Real Estate. Liane works with both buyers and sellers in her market area, consisting primarily of Corona, Norco, Riverside, and the surrounding areas.
Prior to joining Allison James, Liane spent several years working for Keller Williams, and when they relocated, Liane needed a cutting edge office that would allow her the freedom to continue running her own business. Prior to real estate, Liane worked for United Airlines (thus, the Jet team) for many years in several capacities.
Liane's market is a good one, but one challenge they face is that Riverside county FHA loan limits haven't kept up with home values in the area, so many buyers that would benefit from the FHA program are not able to use it without coming up with additional funds. In Riverside county, FHA caps loan amounts at $356,500. Meanwhile, in neighboring Orange County, there's a drastic difference, with loan amounts allowed up to $625,500. This makes it difficult for borrowers looking near county lines to look at similar properties.
When it comes to ActiveRain, Liane found the site a tremendous resource during the housing decline of the late 2000's. She learned from others experiences and found AR to be a great source to both share and gain new information when the housing market was going through it's troubles.
For 2016, Liane plans to grow her team by at least one buyer's agent, and could also like to increase branding and marketing for her team & her company.
