HIRE ME!

 Whether you live in the area at the moment, or whether or not this is your second home or investment property, you're probably getting tons of calls and/or postcards. True confessions, I also do that too as well as being fortunate to be referred to various sellers by current and past clients; I just thought this might be a great way to reach out.

There are plenty of other methods that I use and just to clarify some of the points below; most agents just list the telephone number of the seller in the listing. I don't. I answer the calls and make the appointments that way you have only one person to deal with - me - and don't get called at all day or night and don't have to worry about whether or not you have to mention what needs to be done to prepare your home. 

I really do qualify both the agent and potentially their buyer. There are many agents in our area that aren't familiar with some communities, there are many agents that aren't familiar with the various models of homes in larger communities. I keep on hand floor plans from many years ago so that I can help them understand the features you have in your home that make is special - and make it worth more!

Many agents say that they have a professional photographer take the pictures of your home. It is critical that those pictures be OPTIMIZED across the many platforms - not just for desktop computers - but for tablets, cell phones, and all devices - NOT all photos are created equal and can be distorted if they are not prepared properly.

Pets are family - whether there are indoor pets who shouldn't go out or outdoor pets who shouldn't be allowed in; I prepare anyone showing your home or go over myself so that your loved ones don't get out - or your other loved ones don't get in! Not that your children are pets, but if you are at work and you have a child at home and don't want your child alone in the home with a stranger, I will always be willing to go there and be there during the showing so that the aspect of safety is provided.

Yes, there are important key words - both for the MLS descriptions and for the internet. Prospective buyers search on what we call 'long tail search' terms and it's imperative to have those terms in the descriptions as well as avoiding any appearance of steering, or discriminatory practices.

Actually, the last point should be the first - YOU and your needs, timeline, price, terms, etc. are of the utmost importance. It's not about how many listings an agent has, it's about how their sellers feel about them and what the bottom line was.
