Month of January 2016 – The market is off to a robust start in 2016. Unit sales volume of 27 properties sold exceed last year’s 12 sales by 125%, more than double. Average selling prices were flat, although median selling price was down 15% compared to one year ago. Entry-level price was also flat with last year and high-end prices were up 17%. One cannot help but think that the recovery from delays caused by the new TRID mortgage rules are being overcome and delayed closings are now being consummated. One month does not a year make, but the fundamentals appear strong. Looking ahead to February 2016, there are 39 re-sale homes currently contingent or under contract/pending compared to last year’s 35 sales in February 2015. February 2016 is on pace to match, or perhaps exceed, last year’s unit volume.
