5 Important things to do Before Putting Your House on the Market.

 

1. Have a Pre Sale Home Inspection

    Be proactive by arranging for a pre sale home inspection.

    An Inspector will be able to give you a good indication of

    the trouble areas that will stand out to potential buyers,  

    and you will be able to make needed repairs before the

    house is shown.

2. Organize and Clean  

    Par down clutter and pack up your least used item, such 

    as large blenders and other kitchen tools, out of season 

    clothes, toys, and exercise equipment. Store items off site

    or in boxes neatly arranged in the garage or basement.

    Clean the windows, carpets, walls, lighting fixtures and 

    ceiling fans as well as baseboards to make the house shine.

3. Get Replacement Estimates

     Do you have big ticket items that are worn out or will 

     need to be replaced soon, such as your roof or A/C?

     Get estimates on how much it would cost to replace them,

     even if you don't plan to do it yourself. The figures will 

     help the buyer determine if they can afford the home, and

     will be handy when negotiations begin.

4. Find your Warranties

    Gather up the warranties, guarantees and user manuals    

    for heating and air, washer and dryer, dishwasher, and 

    any other items that will remain with the house.

5. Spruce up the Curb Appeal

     Pretend you are a buyer and stand outside your home. As

     you approach the front door, what is your impression of

     the property? Do the lawn and bushes look cared for?

     Are there items that should be removed from the yard?

     Are there weed growing in the driveway or sidewalks?

     Are pretty flowers or plants framing the entrance?

 

Doing these 5 things before putting your house on the market will help the house sell faster and for more money.

Good ideas, especially the home inspection prior to putting a home on the market. Unfortunately too many sellers don't want to spend the money before hand, and then end up having to spend it later anyway after the buyers have it inspected and find things wrong with the home, which could have been taken care of in advance.

Rosemarie Heindel there is an old saying: "Pay me now or pay me later". Sellers often lose money because they do not want to do the upfront work that will give them more money.

Very good tips for preparing to list your home. 

I tell my clients that the best course of action when items need replacement is to replace them so they have control over the situation, otherwise they risk being put in negotiations with buyers. However, when replacement is not an option....it's best to have written estimates to defend yourself when the buyers want a huge price reduction because of the "cost to replace".

I tell my clients to keep all warranty info and any other paperwork in a binder and have it out for all showings.

Having photos of the yard showing the different seasons is a good idea here too. Not so much in Florida, probably. LOL

Do you find that home owners are willing, or are reluctant, to do pre-listing home inspections. And are they also willing to take care of the issues that emerge?

Jeff Dowler CRS It seems more Sellers are less inclined to have a pre-listing inspection and most do not want to spend any money for needed repairs.

They are focused on getting the most money from the sale and do not understand that a home in need of repairs can cost them money at the closing table.
