Real Estate: Open Houses

One big aspect of selling a house is the open house. An open house can garner a lot of interest in a house and can garner a lot of interest in the house by other people who would not otherwise look at the house because they would not want to do a one on one walk though with either the owners or the real estate agent. An open house is a great way to get people to look at the house with no reservations and not feel committed, as many people will not look at a house just because they do not want the pressure that accompanies it to make a decision about buying the house.

Another great thing about an open house is that if the house looks great and brings in a lot of people then all of these people will notice and take in the fact that there is a lot of interest in the house which may in turn push them to make an offer or pursue the house more aggressively, then they would have otherwise.

Any person who is having an open house for a house that they are looking to sell should make sure that their house is in perfect shape and is looking its best. First of all, they should make sure that the house is easy to find because people will be easily discouraged from going to the house if they get lost and have trouble finding out where to go. There should be balloons or some signs leading up to the house so that people are directed right to the house.

In addition, people should be sure to make their house very clean and do any minor changes that would need to be done. Make sure that there is nothing obviously broken or that there is not a lot of clutter and mess because all of this will take away from the appeal of the overall house. People want to look at a house that looks its best and do not want to see a cluttered room because they will not be able to focus on the actual room in that case.

Open houses can be a great thing if a person goes about them in the right way which would be making sure the house looks great as well as making sure that there is ample interest in viewing the house by any potential buyers looking on the real estate market to purchase a new house.

Hi Bruce,  Yes, agreed on all points.  When selling a home an open house can really make a big difference.  In addition to meeting potential buyers, we Realtors could be finding new Sellers!  I still like to canvass the neighborhood a few days before the open house ... or at least the morning of...  Great way to meet and invite neighbors... Who knows they may know someone wanting to move to the neighborhood... or be thinking of selling themselves.  Thanks for sharing.
