How to stage SMALL Room

Hello All,

I have a question to all stagers out there.  I have a listing that will not sale!  The master bedroom is SMALL.  The room is 10x11.  The house is empty so its not that the homeowner has to much "stuff" in it.  My question is, should I put funiture in the room?  Any help would be greatly appreciated!

A queen bed as a day bed pushed against the wall...It is getting late but there is a lot of posts already here that will help you soooooo much. Hi Carmen, I am staging a home today where the master bedroom is 12 x 12 and the owners name is Carmen, too funny. It will be difficult for buyers to judge the size of the room if there isn't at least a bed to act as a point of reference. If the room is empty potential buyers will scrutinize the flooring, condition of the walls and the lighting fixture. A properly staged room actually looks bigger. Use nice linens, pillows and a few props to create an inviting, restful retreat to entice buyers. A double bed would be more in scale with the room. Use something that hangs on the wall as a headboard to gain valuable inches of space. A large mirror (be aware of what it reflects) would also be of benefit. My advice would be to keep it simple. If at all possible use a wide angle lens for photos. I hope this helps.  Jackson

Thanks to all that have answered my questions!  Who would have ever thought ten to fifteen years ago that staging a home would help it sell.  Staging is not very common in our market yet.  (Memphis,TN and other near by areas)   A few agents and I get together from time to time and do open houses on new construction.  We all empty our own personal homes to bring in for the open house.  This is alot of work!  Don't get me wrong, we don't bring our sofa but we do try to make at least one room liveable.  When you stage a home, do you bring in your own furniture or do you use the homeowners?

I would echo what Jackson said. I might try to down play the size by using a full size bed (maybe that is the same as a double?) anyway, I would really WOW them with a great bed set and then maybe a tray with something on it like a couple of glasses and a champagne bottle or for those opposed to alcohol maybe a couple of coffee cups, a french coffee press, and a rolled up copy of the New York Times or the New Yorker magazine.
