THE LADY IN ROBE LISTING: 

  I couldn't pass this up.  Lately I've been on the bandwagon of POOR MLS Listing Data and POOR Pictures and when I came across this MLS listing picture I just couldn't believe it.  All the photos in the actual listing definitely looked like they were taken "at night", so when I saw this bedroom scene I couldn't help but think this poor homeowner was wanting to get to bed early but this insistance agent just had to get the pictures at this time.  Resulting of course in what looks like she's in her robe and ready to get in bed. 

  Would you seriously think this supposed homeowner KNOWS she's in the MLS System....REALTOR.COM and the whole world to see?  I'm still in awe.  Don't agents even LOOK at the pictures they take before they put them in the MLS?

  Recently I've been showing a lot of houses to a couple of ready-to-buy buyers and I keep sending them listings to review and they keep giving me new parameters to search.  They actually rely on the "data input" of the agents and then get madder than you-know-what when the home is NOT what the listing says... ie...

1) Listing states {{5 bdrm 3.5 bath and says "Master Bdrm - Main Floor"; 4 Bdrms up are Large; Bdrm dn would make great office.}}  Now HOW can the Master be downstairs on "main floor" IF 4 bedrooms are up and the one down would make a great office".  Guess what....we looked.  There are THREE bdrms down, including office and TWO bdrms up.  Go Figure

2) Another Listing...in fact SEVERAL state {{Show By Appointment Only / Vacant}}  Now does that make any sense?  If it's Vacant, WHY would you need an appointment. 

3) Another Listing....in fact SEVERAL state {{Possession Negotiable;  Occupancy-VACANT}}  Again...WHY would the possession be "negotiable"?

4) Another Listing...{{Price $750,000;  Loan Financing: New VA, New FHA, New Conventional}}  REALLY?  In ARKANSAS???  I didn't know VA went to $750K or FHA for that matter.  I must need some sunlight.

5) Another Listing...and SEVERAL this way...{{Directions: North on Markham St, turn East on H St.}} Problem here is Markham runs ONLY East to West.  {{Take Left Turn on Cantrell to Spruce then Right}}  Wouldn't it depend on WHICH DIRECTION you were going on Cantrell to turn Left?

Sorry...Am I missing something here?  Am I being too critical?  Does it even matter if we put down the correct information in the MLS?

Great Posts!  Did you notice the bed, it seems like that they just smoothed the bedspread/comforter over everything.  I am still smiling.

Very funny!  I see these things all the time, wrong pictures, wrong descriptions, etc.  Where's the professionalism?  What happened to the good old days when we were all held to professional standards? Good post!

Heath:  So happens this was on the market 184 days and Expired.  I was going to contact them.

Sylvie:  I DID notice a "hump" in the bed...my first reaction was "hubby" was covered up and told to "be still"!  lol

David...I'm LOL...I was thinking hubby was robe-less and thus the noticable LUMP under the covers.  It's funny, but it isn't.  What needs to be said to get through to people that pictures like this on the internet are no different then a sign on the window that says DO NOT DISTURB...no one is going to want to enter.

I agree, I think someone is actually in the bed. We had just seen a flyer from an agent that took pictures of a mailbox, a hammock, a corner of the pool, a brick wall, and an old fence. No where did we actually see a picture of the house itself. The property description was just as bad. Sometimes it pays to get a marketing person.

I recently wrote a blog titled, "Where's the picture?"  You got me on that one.  It just shows that some agents are still coasting or just never learned how to service a client.  As listing agents, we market properties.  It shouldn't be that hard to accomplish the basics of that task.

However, I do see that lady's Christmas photo this year.

She could have been easily cropped.  I too am always put out by the number of mistakes in our MLS.  But they can't all be as perfect and you and I, can they?  : )

Looking back at this picture I think there is someone in the bed, too, with covers pulled up.  Strange shape of bed otherwise!

  But I thought that you are supposed to get the seller involved in the listing process!?! Actually all the listing agent had to do was crop this pic and rid the pic of the lady in the robe

This is a classic example of how an agent is absolutely doing his client a huge disservice.  And it happens far too often then we agents would like to admit.

Hopefully the agent learned from this misadventure. Wonder if they're on AR?? I learn a lot from the folks here.

June, I sort of doubt this agent learned anything from this...they probably to this day still don't know they even did it.  These are the type people that have to have a map to find their way home everyday and the ones that hit potholes deadon and didn't even notice them.  It's sad and embarrassing.
