Any advise on how to approach expired listings

I am on an aggressive listing campaign. I am very motivated.  I started with Howard Hanna February of this year and I only have two listings. I want ten. I have been going after FSBO and it is working out I have several listing appointments this week and next ,but they are not mine until my sign is in the yard. I am going after expireds now.  I just want to know any tips, comments especially from newbies like me.

Hi Sonja!! Welcome to AR!!  I have found the best success with expireds is going in the MLS to pull up the older expireds.  I think that when the listings first expires the homeowner just gets pounced with contact but after a few days and a few no's then NOTHING.  I pull the older ones and I have better success.  I send a letter, then a postcard, and a follow up phone call.  We are thinking about changing the first letter to a hand delivery to see how that goes.

Thanks Bart and Kimberly for responding. I think I will try for expireds 1 month old. I like calling first and then making an appointment to view the property.

There is an agent in our office, who does very well at this.  She puts together a little package for the home seller, such as........a quick list of solds in the area, a candle (small little staging things) and a marketing piece with their home featured.  She knocks on the door and hand delivers them.  I asked her one day, why she got this particular listing that "EVERYONE" went after.  She said she wondered the same, and had asked the seller.............seller's answer was.........she was the only Realtor who said that she loved her home.  She was the only Realtor who made her and her home feel special.  Hmmmmmmmmmm, good feed back huh?

The key to working expired listings is persistence. I agree with waiting until after the initial expiration date because the homeowner will be bombarded with calls. Good Luck!
