Atlanta Home Inspector inspects upscale Alpharetta Home

As a North Atlanta Home Inspector it is my job, to convey my findings, to my customer, in the most concise and accurate way possible! 

And I want you to know that I have Never Killed a Deal, BUT I have had a few houses like this one COMMIT SUICIDE while I was there.   This particular house had a few pieces of tin missing or out of place and there was slight settling around the front porch steps.  The upper bedroom window would not operate properly.  The front doors is French style doors with gaping. I would recommend an experienced contractor take a look at it.  It does seem to have some very decorative vines and that does add character to the home, especially if one is an avid gardener.

Now in all seriousness, I believe that I do my job extremely well, and my rate of customer satisfaction speaks for itself. I do try and bring out the positive aspects of any home that I inspect, simply because I don't want everything in the report to be negative.  And I watch how I say things so that I don't purposefully alarm people.  But I do convey my findings and I am more than thorough.  

However in many cases the Home Inspector is blamed by the Realtor for KILLING THE DEAL. Perhaps the house had already committed suicide before I ever showed up, in other words when reported accurately by me, the Home Inspector, it was the condition of the home that killed the deal.

Yes- it is the home, not you. I would hope the buyer would be relieved to find out everything before the sale, not after they have already closed.

Hi Rob, yes I agree with you, I truly want the client protected and I know that they are looking for their dream home, sometimes the one they are looking at can turn into their nightmare, if not inspected properly.  Thanks for stopping by and commenting.

I agree with Rob. This is why we have the disclosure and inspection process-- so that everyone can go into the deal eyes wide open... and as for your post-- very funny opening.

LOL that is an antique home if I ever seen one. I myself have heard the "Deal Killer" phrase before and the folks that say it should have known it was wrong before it passed thier lips. Finding out what you are buying is a must. Good job!

I couldn't agree with you more.It is a inspector's job to report their finding in the inspection by standards of practice,and code of ethics.Times are lean for agents,brokers,builders,contractors,all related to the real esate market. The best approach always is honesty,integerity,and experience in talking to the customer excatly what you have noted,what is the possible cause,and exactly the extent of the damage readily accessible to you through a non-invasive inspection.  A Inspection Report on a home may sound negative,but worded with field experience and knowledge you can inform thoroughly.After all "IT IS WHAT IT IS".

Yes the good ol "You killed the deal" blame. I too always try to put things in a positive light and always suggest ways on how they can fix the problems if they are not too major but there are times when you just need to say, these are one of those houses that you should run from (in not so many words.. ) I'm truly honest with my clients and they hire me to protect their interest, not their real estate agents interest.  

I have a sectionon my web site that gives hints and tips on what to look for when shopping for a house so they have a bit of education so they don't choose unworthy houses before they call me in. That saves them money and saves them stress.

The best introduction I've every received was from a broker with many years of experience in real estate . . . he stated: Folks, the best thing I can say to you about the home inspection report, is don't kill the messenger . . . meaning many times the home itself commited suicide!

But I've also learned, many times the buyer wants to house anyway . . . either for the property or what's needed for repairs . . . but your photo is a classic . . . anyway I could ask for a copy to use in future presentations to realtors?
