Zillow stocks are dropping, seems the recent lawsuit with Move.com, costs are more than expected and Zillows response? Cull the herd! Spencer Rascoff CEO his logic raise agent fees, this way only the "Best Agents" will dominate the market place. No the richest ones will be there but for how long? Till they do the math for the ROI?

Mr Rascoff with his fancy Harvard Education is working hard to spin this one. Saying by raising rates he is culling the herd and spot lighting the "Super Agents". Let me interpret this phrase for you. What Mr. Rascoff is saying is all you Super STUPID Agents will be floating Zillows Boat. After all you give him your listings for FREE so he can make billions. Now you can give Godzilla 50% plus of your commissions, because he said so. Stupid?

I did the math after advertising on Zillow for 7 years, and yes, I was one of the first to venture into Zillow land. And it did pay off, for a few years. As rates rose I continued to back off and try other means of generating leads. Last year i got the Dear John call from a perky Zillow rep. I had hung on to one zip code for 1200 views a month which generated maybe 1 or 2 contacts. But as I said I already knew it took 20 contacts for one viable lead. The perky rep then said we are raising you monthly from $420 per month to $1,025 and cutting your views in half. So much for loyalty. I negated. 

Now when I get that call from a Godzilla sales rep, I rub it in and berate them for even thinking I would be dumb enough to even try to compete with the mega Teams and Brokers spending $5,000 a month. I keep thinking I should be on the No Call list!

 

MAD AS HELL AND NOT GONNA TAKE IT ANYMORE!!

Realtor simple guideline to guesstimate a Homes values! Comparing apples with oranges? How to set values for embellishments? Do you think the old adage of Value equals Location, Location, Location, is true? Views, Pools, special interest additions can add desirability, and then Granite Counters, Travertine flooring, condition, square footage and any embellishments, upgrades, updates you can add to a property is worth 60-70% of the cost. This value will also be depreciated over time. Example would you consider if a twenty year old solid oak cabinette's
value even in good condition is equal in value to cabinets in the newer current color, or are they? Objective would be desirability.

Location is the basis for value. Like Homes within a one mile radius share values, and can be evaluated by sales per square foot within the last 3+ months. Pulses

Tere Rice Having never swaloowed the Z Pill, I can only shrug my shoulders and say, I am glad I dodged that one. Still there are so many other parasites in this business world to replace Z when it fades away!

I helped a just getting in the RE biz freind of a freind, all I asked was he tell corporate I referred him. I told him about Zillow  and where to advertise. He joined my office but two years later after repeated contact with Corporate I found out he didn't put me down as the referrer. Fine, then he started advertising on Zillow for $6,000 a month helped fuel the Z fever. I backed out of paying Z such a large portion of my commissions and my past clients and a new direction kicked in. Yeah he thought mister big shit. Three years later I hear he had a heart attack, broke his leg and his wife is sueing for divorce. Karma can really kick you hard!!

I had an update from a Z sales rep explaining why Z was so great they now screen your potential buyers and pre qualify them before you get the call, mmm guess Z is trying find another chunk to call there's. What is enough for Z 50%??? I'm thinking they bottomed out already. We as agents all know people just want to look. I'm sure Z is turning more buyers off than on ha ha!
