What's My Cedaredge Estates Home Worth Feb 2016 Real Estate Information
Real estate sales have been slow in this neighborhood for the last several years. Part of that was due to slow market conditions (and market conditions are much better now), and also due to the lack of homes available for sale. Now the market has picked up and there is a shortage of homes for buyers.
What does that mean for you? NOW is a great time to list your Cedaredge Estates home. So what is your home worth? A market analysis of area homes should be done to determine a fair market value under current market conditions.
- In researching sales of similar homes over the last year, the average sold price is $147,861 and the median sold price is $145,000.
- 2013 was the best year recently for sales in your neighborhood. Seven homes sold during that year, but one home accounts for three of those sales. If you look at the raw numbers without analyzing the neighborhood activity, you will see the average sold price was $113,146. The home that sold three times and was bank owned when originally on the market, sold as part of a pool of bank owned properties, then sold again. Then it was repaired and sold again. All of these sales happening in 2013.
- If you take the bank owned home out of the mix, then the average sales price was $156,510 and the median sales price was $162,950.
- In 2014 two homes sold. The average sales price was $142,255.
- In 2015 one homes sold for $124,898. This was a small two bedroom home with less than 1,000 square feet. This property is not a good indication of neighborhood value unless you are selling a small two bedroom home. Two bedroom homes don't have the buyer appeal of a three bedroom or larger home.
- At this time there are two homes on the market. One is a small two bedroom home listed at $127,500. The other home is more indicative of the typical home in the neighborhood. It's a three bedroom 1376 square foot home. It's listed at $155,900. The listed properties should also be given consideration in determing a market value. That's because the listed homes will be directly competing against your home.
