Many homeowners are quick to assume that staging is just an added cost they do not need to spend in order to attract buyers; however, staging a home helps to enhance the features a home has to offer. When a home is empty or filled with family mementos personal to the seller, a potential buyer has a difficult time imagining themselves inside of the home.

Staging can help a home sell quickly, as it helps to impress those who are searching for a new home since it adds an inviting, yet impersonal element to the house. Moreover, staging also helps a potential buyer have a more personal connection to the home. Instead of seeing the renovations that need to be done, they see comfortable home where they can envision their family growing within the walls.

Staging Focus

Depending upon your budget, there are a few areas that should be focused on when staging your home. As the first impression a buyer sees, the outside of the home and the entryway of a home should be staged properly.

The exterior landscape should be well-maintained with a trimmed lawn, manicured garden area, and beautiful front porch area adorned with teak garden furniture. Putting time and effort into the homes exterior can impress potential buyers. It reveals the homes character while also giving the neighborhood a charming, quaint feel.

The interior, whether it is a foyer or entrance directly into the living room, should also be staged in an elegant, yet relaxed manner. As buyers walk into the home, they can visualize how their own furniture and lifestyle would fit into the house.

Clean

Apart from the front entryway and exterior, there are a few other staging tips that can be done on a budget while also leaving a lasting impact. One of those ways is thoroughly cleaning the house. Most people are generally neat and clean; however, when it comes to selling a home, it is important to go above and beyond when cleaning. Make sure all floorboards, bathrooms, and kitchen appliances have been thoroughly clean. Many buyers can be turned off by a stain or two throughout the home.

Additionally, if there are obvious stains on the carpet, consider replacing the flooring or offering a carpet allowance in the contract. Carpet stains tend to drive potential buyers away, as they make the home feel dated or unclean, regardless of whether the house is or is not either of those things. Making the home look and feel brand new can lead potential buyers to make an offer.

Declutter

One of the main issues with clutter is that it detracts from the homes overall appearance, therefore distracting buyers from the features the home has to offer. Remove any excess items that do not need to be in the home, including furniture, decorations, boxes, and kitchen appliances. Clutter can make a home feel smaller than it actually is, which can detract from its overall value.

Odors

If there are any odors in the house, including pet odors, food odors, or even children odors, make sure to remove them from the house before buyers drop in to visit. Open windows, bake cookies, light candles, and clean with lemon-scented deodorizers in order to reduce the odors in your home.

Wall Colors

When it comes to staging a house, it is ideal to remove any specific wall colors or wallpaper inside of the home. Wallpaper is extremely taste specific and can be a pain to remove, which will often keep buyers from making an offer on your home. Similarly, specific paint colors can hinder potential buyers from wanting your home, as it not only seems like work to repaint, it also can make a house feel smaller or favor a certain design style, which can be difficult for a buyer to overlook. Instead, paint a neutral color in order to give buyers a blank slate. Browns, grays, and whites are often the best choices.

Great post. I always say a clean and declutter are in order. Start packing - you will be doing that anyway! Also, make sure all lighting fixtures have light bulbs!
