Brentwood / Crestview market conditions in January look like a fairly typical start to the year with a slight uptick with inventory (for Brentwood anyway). This excess inventory did not last long, as over confident sellers finally realized there is some sanity in the market. Those sellers that had been sitting through the holidays conceded to market conditions and found buyers who might not had been as invested in the house hunt. I've seen a few post final sales price who probably ended up accepting less than they should have given the long days on market. Evidence listing high to give yourself wiggle room can ultimately drag the price down below market value!
As I write this posting, inventory for both neighborhoods is down to a meager 15 properties!
