Here is a quick "how to video" with some screenshots on how to setup a highly effective "Expired Listing Landing Page".

The page can be used for any type of lead purpose.  However, the landing page service at postAProp.com has pages in place for specific lead types. This page was designed specifically for expired listing leads.

This landing page setup has content in place such as the "Free Report" in a 3D flip format:

An effective lead-generating landing page has to have a "value proposition".   What is this? It should be some type of offer of value on your page.  Something you give to visitors of the page for free and in return you capture leads.

One of the most important design elements with your landing page is to deliver the offer quickly and cleanly to website visitors.  In other words, you want the visitor to easily understand what you are offering on the page.

This expired listing landing by postAprop provides a clean design and quickly delivers the value proposition to viewers.

Here is a live example of the page:

What to do with this page?

Key is to generate traffic from expired listings to this lead capture page.  You can do this with online marketing such as Pay-Per-Click ads.

Simply integrate it into your current online marketing with links from your blog, Facebook, and website.  For example, with your blog....write a short blog post about expired listings in your area and include a link to your "Expired Listing Landing Page".

Calling expired listings? Of course, your #1 goal with that phone call is to get in the door. Use the landing page as a secondary sales tool. If you hear the hesitation from the expired listing dont just give up on the lead. Instead, offer to send them the free report.  Ask for their email to send them the web address of the landing page.

You can also use direct mail marketing.  With your direct mail piece follow these 3 points:

  1. Do not settle for a weak call to action such as "Contact me" or "Call Me".
  2. Promote the value proposition.  Quickly explain the offer on your landing page.
  3. Have a clear and strong call to action that direct the reader to the web address of your "Expired Listing Landing Page".

Here are some examples of direct mail used for expired listings: Click Here.  However, keep in mind most of the examples you see here do NOT follow the 3 points above.  You'll notice most have a weak call to action. Avoid this and you'll see better results.
