Pasadena California Rose Court Homes Real Estate Market Activity Report
This is a real estate market activity report for the California Rose Court community in Pasadena (zip code 91107). In this report I will share properties currently on the market for sale, in escrow as well as taking a look at full year sales from 2013 through 2015. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the development.
California Rose Court is a paired home community built by KB Homes(then known as Kaufman and Broad) in 1989 and 1990.
It is better known as a planned unit development (PUD). The 168 home development is in Northeast Pasadena just north of Pasadena High School and Victory Park.
Each home shares a wall with a neighboring home. Unlike a townhome or condo, each homeowner is responsible for the exterior maintenance of their individual property(roof and painting). There is a professionally managed homeowners association for maintaining the private roads in the community, greenbelt areas as well as the common pool, spa and lounge area.
The California Craftsman influence is evident throughout the community. The two level homes feature details reflective of the Arts and Crafts era including shingled exteriors with river rock accents and wide eaves that combine with more modern touches such as open floor plans, high ceilings and clerestory windows. Additionally you will find attached garages with direct access to the homes which feature two or three bedrooms and two-and-one-half baths. The overall feel of the home is one that enhances indoor-outdoor entertaining.
The Pasadena location is easily accessible to shopping, dining, entertainment, culture and recreation. Transportation via the Gold Line light rail station at Sierra Madre Villa or the Foothill(210)Freeway are convenient as well. The property is very close to Victory Park(photo five here) which is home to a very popular Saturday Farmers Market. Victory Park also marks the location of the Tournament of Roses Showcase of Floats each January where visitors can see the decorated entries of the annual Rose Parade.
There are currently two California Rose Court homes available for sale. Both were listed last week. A three bedroom floor plan with 1735 square feet overlooking the greenbelt is priced at $749,900. The other is also a three bedroom but with 1680 square feet is listed at $748,888. Two others are in escrow. There have been no sales reported yet in 2016.
In 2015, there were seven mls-reported sales ranging from $615,000 to $716,100 with an average sales price of $666,671(median sales price $680,000). Each sold at or above list price for an average 105.73%. The average price per square foot for sales was $409.75.
For full year 2014, there were just three sales ranging from $572,000 to $614,250 with an average sales price of $593,147(median $594,000). They sold at 98.47% of last list price and for $359.35 per square foot on average.
During 2013, there were five closed transactions for the year. These sales ranged from $530,000 to $597,000 with an average sales price of $557,400 (median $550,000). They sold at 101.74% of last list price and for $339.90 per square foot on average.
Subtle and not-so-subtle differences can have an impact on the individual selling price so it’s important for a prospective buyer or a homeowner thinking of selling, to review more detailed information than this brief overview can possibly cover.
