Last week Teton County mailed out "2008 Notice of Assessment" letters to all Jackson Hole property owners. If you own property in Teton County, Wyoming you should have received yours by now. If you haven't yet opened yours, make sure you're sitting down when you do so. I was shocked to see that my assessment is slated to increase by almost 45% this year. Most of the homeowners that I've spoke with are facing a significant increase in property taxes this year.
The Notice gives you the "Previous Year Property Breakdown" and the "Current Year's Assesment". The Notice states "This is not a Bill - It is for your information only".
Don't agree with the County's assessment of value on your property? Property owners have the right to appeal the values placed on their property, but they must do so WITHIN 30 DAYS OF THE POSTMARK DATE. My Notice was Postmarked April 15, 2008 so I have until May 15, 2008 to file an appeal.
Property Record Cards are available at the Assessors Office for the property owners review to ensure the accuracy of the information used to determine the property's market value.
Teton County property sales prices are not public knowledge since Wyoming is one of seven non-disclosure states. If you'd like to know how much your neighbor's property sold for, you won't find that data at the County, but if you give me a call at 307-732-7557 I would be happy to provide you a list of the latest neighborhood sales.
