Awhile back, I posted this blog "Shhh....Secrets to selling a vacant condo"  It's been a long time coming but here is the follow up to that post with the pictures and Real Estate Show of the second property we staged.

This is a great success story about 2 vacants that Stage a Star staged together for a great client of ours, Maura May of Sibcy Cline.   Maura contacted us with two of her listings that had been on the market for almost a year with little interest and no offers.  She had "staged" the properties a little herself with some accessories and small furniture but still nothing. She was ready to bring us in to do our magic!  We got in contact with her client as both properties were owned by the same person, wrote our proposals and staged them a few weeks later.

And the rest is history:  

North Glen:(pictured above:) On the market for about 9 months, this property struggled with little interest and no offers.  After we staged it, interest and showings increased and it was under contract in less than 30 days! To see this tranformation.....click here!

 Secrets of Successful Staging.....  

When staging a vacant property, so much goes into the planning process.  Many think staging vacants is just throwing in some furniture to make it feel less empty.  This couldn't be further from the truth. 

 The biggest question we ask the sellers and Realtors is "Who do you think is going to buy this home?"  This plays a very large part in "HOW" we stage it.  It's all about appealing to that buyer....we want them to fall in love...so it feels like home to them!    

In these 2 particular success stories....The first property was defintely a first time buyer and most likely a young couple. Staging with a "Pottery Barn" kind of feel is what sold them.  They could see the potential of this cute little house and how they could live there.   

The other was a condo in a retirement community. When looking at the real estate show, you'll see that everything feels "fresh" and the white furniture and artwork make you feel like you're on vacation.  Fits the demographics, right?    That's why the elderly gentleman that was the first buyer through made an offer.  

Along with staging with the right buyer in mind....another important element is "strategic" placement of furnishings, artwork, and accessories to draw buyer's eyes to the selling features of the house.  A trained eye of a professional stager knows exactly what should go where and why.

Teresa, first I have to say that Linda and I are very happy for you that your results were excellent on these two properties.  These are the caliber of results that help lay the cornerstones for a successful business.  Results like this will give you the opportunity to repeat the process and repeat the same results.

As far as the secret.  We could not agree with you more.  Linda has always subscribed to exactly the approach you took with these two homes.  Know your buyers.  I think this is a very overlooked step by too many in the staging process.  I recently read a post by Kym Hough, talking about a stager that only uses one style for any and all homes.  It is so easy to understand the audience you need to stage for, by asking questions, observing the area and simply educating yourself on neighborhoods.  As always we are excited for you.
