Make Offers Early

The current buyer's market heavily favors non-contingent buyers who can close in a hurry.

With no home to sell, the ideal buyer can move forward quickly and put "pressure" on the seller to accommodate the terms offered.

One caution is that waiting for the price to drop on the home you have your eye on tends to backfire. I have seen it happen more times than not. Once the home gets to the market price. Everyone jumps.

A multiple offer situation does take much of the leverage from the buyer. This has put a premium on speed and accuracy of market information.

What seems to be at the heart of many buyers that are deciding if the want to put an offer in is the inventory is expanding at such a rate, that yesterday deal/steal fades when the buyers see a bigger home for less money. I just did a CMA for a seller the home is in a nice home but the most recent sale closed on 4/4/2008 and is already thirty thousand over what the most recent listed home that is very similiar to this sellers.

Dead on Keith, When it's priced right it often too late, you snooze you loose. If you make an offer early even if it's rejected sellers will often want to give you another shot as there price comes down or other offerers are conveyed. I have seller that will reject offers out of hand early and ask me to call back "buyer" after time has passed or after another offer to see is the first party would better the new offer.

Keith- You are right, but I have also seen what Steve said, if the buyers go ahead and offer, and the offer is rejected, often the seller's agent is calling later before the price is reduced.
