In the last few weeks I have heard from a few agents that their buyer lost out on a house .

One was an agent who brought an offer on a listing of mine. Her buyers had made an offer on another house and someone had made a better offer.

I listed a single house under 300k and received  two offers.

I heard the same thing from some other agents in my office.

The one thing in common with these offers was that the homes were priced under $300,000.

It may be different in other price ranges. The homes were in Philadelphia, Bucks and Montgomery counties. This is good incentive to try to list homes in this price range .

Hi Gita, A friend of mine in Denver was posting a sign in a lawn last week and a buyer drove by and offered full price!  The media is quick to point out how dismal our market is, and the Fed. has categorized Denver as a "declining market." This is so neighborhood specific, though, that in some areas we're awash in foreclosures while in others a well-priced and staged house will receive multiple offers.  I'm glad to see your area is weathering the storm too.

Gita - Ahhhh, the return of "Bidding" to the Market.  As you well know, our local market is in pretty good shape and for those homes priced right...potential buyers will be there waiting....

Gita:  The homes will absolutely sell if they are priced right and maintained will. I agree that the $300,000 to $350000 range is fairly busy.   Also the $250000 range as far as Upper Bucks.  Have a great weekend.  I am glad to see that you are finding lots of stuff to post about.  Keep it up

Our area is the same way. Homes priced correctly for their location and condition sell very quickly, oftentimes causing a bidding war or getting a full priced offer immediately. The $300K range in our area is still hurting a bit, but our median price is $130K, so that's to be expected. I think our markets will stay strong and get stronger as the years progresses.

Homes will definitely sell if their priced right and maintained well. You just have to back up your offers with some good comps in that area. That shows the seller that you did your research and you know what you are doing. Great post.

Gita,

I have experiance this about 6-8 time this year. The Price Range that I am seeing it happening is Under $230,000. My First Time Home Buyers are getting beat up out there. Everyone is telling them that can get a good deal but they are coming up against another offer they may have to pay full price. Most of the get a sellers assist. I comfort them by telling them the home is price right and the seller know the value and is serious about selling.

Marcie, Some buyers tell me that they were told that they should offer 25% less than asking price. They do not understand that if the price is already low it does not work that way.
