New Bonadelle Homes For Sale Trilogy at Emily Estates Fresno, CA 93737

If you are looking or a new home where you do not feel cramped and clostrophobic then you need to check out the new Bonadelle homes for sale called Trilogy at Emily Estates in Fresno, CA. 93737.  Most of the new home trends these days are putting smaller two story homes on lots so small that you can simultaneously touch your house and your neighbors house.  That is not the case for this Trilogy development.  Although one does have the option of purchasing a home as small as 1,515 sq. ft. at this location, there are homes as big as 3,537 sq. ft. as well.  The current price sheet dated February 4, 2016 has these homes selling between a base price of $249,950-$369,950.  These homes are built on what is advertised as pool sized lots.  You may have noticed some of the other builders in the area building European style homes on cramped European style lots that are often significantly less than a 4,000 sq. ft. in size.

This neighborhood is located on the eastern edge of the incorporated Fresno City limits so there are no tract homes to the east or to the south of this new neighborhood.  The only high density residential dwellings nearby would be directly to the west, across the street of Locan.  From this new neighorhood I went a half mile radius away to get a gauge for the resale values in the area.  On the other side of Locan is another Bonadelle neighborhood known as Park 5 as well as another builder known as Woodside Homes.  MLS data has revealed that there were 21 sales in the past six months within a half mile radius.  Three of those sales were new construction with the rest being resale homes.  These sales ranged from 1,422 sq ft. to 3,525 sq. ft. with price per sq. ft. ranging from $108-173 per sq. ft.  All of these sales comps were built between 2008 and the present.  This means that your neighbors would be newer homes that were mostly kept up and not old homes with excessive deferred maintenance.  And because there is so much vacant land around this development there will most likely be homes that are newer than this development in the future years to come.  Take a look and see for yourself what homes are selling for around this new neighborhood.
