Just starting up with Active Rain and so far, it has proved to be very informative.  I would love to start a blog about Short Sales and Foreclosures in the Florida market and any info that may be helpful to my fellow agents, buyers, sellers and investors.  I know this is a HOT TOPIC all over the Country!!!!   I can tell you all that knowledge comes from experience and we ALL are experiencing our fair share.  I have been in this business for over 18 years and I have never seen this type of market before.  Not a day has gone by in this business when I haven't learned something new!!!   Share with me your experiences with Short Sales and Foreclosures.  I want to hear from you!!!!

I avoid the short sales. I've done two--one with the buyer and one with the seller. They are an emotional roller coaster. 

If I had to do one again, I would want the buyer to be an investor and the seller already moved.

Watch out for those that have 2nd lien holders. Sometimes they wont' cooperate and the whole deal and a lot of work goes kaput because they won't approve the short sale.

Thank you Karen.  I know these short sales can be tough.  I am determined to get the ones I have done though.  If they don't go thru, at least I know that I tried.  It feels like we work 20% harder for 15% less. I feel your pain.   If you get a chance, read some of these posts.  Some agents are successful with short sales.  Knowledge gives us power to become more successful in all that we do in the business!

Yes, short sales are very time consuming but in the  end can be very rewarding to know that you have helped just one more person that is facing foreclosure.  I am currently working on 2 short sales and every morning I spend approx. 1 hour and sometimes more calling the banks to get get updates.  How unfortunate it is that the process takes so long.  I am hopeful that the government will step in. There needs to be uniform way of handling short sales. I know each one is unique but basicly the same things are needed for the file and the banks/lenders need to have specific people who have been trained to handle the phones and paperwork.  I find that the left hand doesn't know what the right hand is doing in most cases. Its like there is a huge black hole that faxes go into which is crazy.  I cannot tell you how many times I have faxed the same 69 page fax to different fax numbers that have been given me.  Its just plain crazy!
