Before you envision us putting a For Sale sign in your yard, you need to prepare your house for all the buyers that will be viewing it. This is a crucial step in the selling process that deserves time and effort. Clean, de-cluttered and staged homes sell faster and for more money.
Since selling the house quickly and getting the most money you can is the goal, let's get started preparing the house for buyers!
Exterior
Walk outside across the street. Take a good look at your house from top to bottom. If you think it looks perfect, you either take excellent care of the house, or you are too attached to see the flaws. If the latter is the case, have a neighbor take a look and give their honest opinion. What is their first imppression?
What you are seeing is the house's curb appeal. It is the same thing a potental buyer will see when the drive up to the curb. Their first impression sets the tone. Is what they see from the curb enticing enough to compel them to walk up and into to the front door? You would be surprised how many buyers we have had that ask us to drive on after simply viewing a home from the outside.
We don't want this to happen with your house! Grab a notepad and start taking notes on items that require your attention. Start at the top and work your way down:
- Roof
- Gutters
- Windows/window screens
- Cobwebs on the porch
- Dead plants
- Messy flower beds
- Toys/trash in the yard
Treat the exterior of the house as you would the interior when deciding where to start: clean, declutter, stage. Remove the kid's toys, trash, and landscaping debris. Staging the exterior can be as simple as applying a new coat of paint to the front door, or as extensive as updating the landscaping!
In our next post, we will go in-depth on how to get the interior of the house ready for the market.
