With high demand and low inventory, this is a stunning time to be selling your home, so we thought it was about time that we reminded you of some of the basic things to do now to make sure your home is ready for an early spring listing:

Start fault finding now - It's often said that buyers who see one problem with a home will assume that there are 10 more hidden somewhere. It therefore makes great sense to check that everything is working in your home, right down to individual light bulbs. Buyers will want to try everything and it's clearly preferable that there are no surprises in store for them.

Keep up appearances - Other than finding faults, carry out an honest appraisal of the decor of your home. Worn out or discolored paint and/or a tired appearance in general are major negatives. A new coat of paint, or even just a touching up process, can transform the perceptions of potential buyers. Also if you have any "extreme" color schemes, such as purples or deep blues or reds, consider changing them with light, neutral tones.

Accentuate your curb appeal - More than anything else, curb appeal refers to that most lasting of impressions viewers will retain about your home - the very first one! Scruffy lawns and exterior untidiness in general are huge turn offs and it becomes a real uphill struggle to win the hearts and minds of buyers once a negative initial impression has set in. Pay close attention to even the smallest details and put yourself in the mindset of a viewer arriving at your home, perhaps even driving up to the home yourself. Well maintained lawns and a clean, welcoming appearance, especially with judicious placement of plants and flowers, are going to get every viewing off to a great start. Declutter with purpose - Drawing on your own experiences as a buyer, very little is more off putting than viewing a home that is simply crammed full of the current owner's items. Very few buyers can see past the clutter and envisage the home as they would want it to be. It's therefore imperative that you carry out a thorough decluttering exercise. If there's stuff you simply can't bear to part with, resist the temptation to cram it all in the garage or a spare room, because buyers will inevitably see it at some stage during their tour of your home. The folks who run the local self-storage facility are therefore your new best friends and you should simplify the content of your home, so that the floor plan flows correctly and spaciousness is maximized. It's also great advice to take the personality out of your home, to a great extent, so if you have lots of family photos on display, for example, put them away for now. The same goes for any items that might demonstrate your religious or political beliefs. Keep it all as neutral as you can.

Consider getting a home inspection done - Although a visual inspection can reveal many potential problems with your home, there will always be an element of doubt that you've missed something important - something that will come back to haunt you when the buyer arranges for an inspection after the acceptance of an offer. It's therefore becoming more common for sellers to pay for an inspection before listing. This has huge advantages, in that it will identify anything that could act as a deal breaker when you accept an offer. You'll also be able to show a clean bill of health to all your viewers, who will unquestionably derive a lot of confidence in the integrity of the home. Taking this step also decreases the possibilities of you being forced to accept a reduced offer, due to a fault that becomes apparent during the buyer's inspection.
