When conducting an open house as a real estate agent, you can easily become overwhelmed by all of the things to think about. Your personality and how you interact with guests can be as crucial as the house itself. The open house is where you get a chance to meet people already interested in the home you have to sell, and make sure they become prospective clients.
The goal by the end of the open house is to book as many meetings and interviews with prospective buyers as you can. You can judge your success by how many people you have convinced to meet with you privately. You accomplish this by convincing guests of what you can do for them and how they can make use of your expertise in finding their home. To make a good impression, there are several tips you can use.
Start with the home itself. Stage it well, choosing artwork, carpets, furniture and other accessories that flatter the home and make it look its best. Bake cookies or bring air fresheners that lend the fragrance of home to the open house. Make the visitors imagine coming home to this property. Greet each guest as they enter, and talk with as many personally as you can. Do not follow guests around the house; allow them to explore while you stay in the main area and keep an eye out for any guests who may wish your help in learning more about the home.
Put a sign in sheet near the front of the house, and ask guests to enter their information. Try to put guests at ease about sharing their names and phone numbers with you by talking to them briefly, learning a little about them, and then asking them to put their basic information on your sheet. Showing them you care about them as a person makes it more likely that they will trust you with their information so that you can contact them later.
Give out business cards to all guests. Even if they do not schedule a meeting with you or leave their own contact information, if you make a good impression chances are they will think of you later and remember the services you can offer them. You can judge how likely a person is to actually buy or sell a home by conversing with them during the event and asking about their dreams and hopes. Remember that they are at your open house because they are already interested in what you have to offer.
