Are you unsure of how to go about the process of putting your home up for sale?
As the new year is getting into full swing, you may be ready to move on to bigger and better things such as selling your home. I am going to give you a step-by-step list of what to do in order to hopefully make the process a little bit smoother.

Get all of your finances and documents in order
This may not seem like a big deal, but it’s definitely one of the most important things to do in order to make the selling process easier. You are going to need to be prepared, so when you find a realtor you like you have all the information already laid out. This information includes: gathering all of your personal finances, figuring out your budget, deciding out how quickly you need to sell, and gathering all of the proper documents (insurance, mortgage, etc.).

Find a realtor
Next, you need to find someone you can trust to do a good job selling your home because selling a house is no easy task. They are going to need to know exactly what you need as a seller and have a complete understanding of the market you are selling in.
3. Price
After you get settled with a realtor, you are going to need to get set on a price for your house. Factors such as: your urgency to move, how well the market is doing, the price that other houses in your neighborhood are selling for, the condition of your home and its location are all going to influence the price for your house.
4. Prepare your property
Make sure everything is in order with your house. This means get rid of clutter, fix any nagging problems that you have yet to fix, thoroughly clean your house from ceiling to floor. Make it look brand new because to the new owners, it’s going to be.
5. Market
You need to create a way to market your home to potential buyers. This may include: internet and print advertising and open houses.
6. Showings
Your house is going to be available to the public during this period of time. So, it needs to be kept up at all times. Nothing can be out of order or lying around. This includes dishes in the sink and your kids dirty clothes in laundry room; anything that wouldn’t seem like a big deal on a regular basis are a big deal now. Potential buyers want to see your house looking brand new.
7. Negotiation and Settling
Once you find an offer you like, start negotiating a deal with them. Once you and the buyer agree on a price then you are ready to settle and move on with the rest of the selling process. (You’re almost done, I promise.)
8. Closing
You have gone made it through all of the hard parts, now all that’s left is the paperwork. During this final stage, all of the documents and fees that need to be presented and signed are exchanged here.
Congratulations! You have just sold your house.
