     FACT ...

 

     Just because you faced credit issues in the past, doesn't mean you can't obtain an Approval on a home loan today ...


     I, (via, American Portfolio Mortgage Corp.) have a FHA loan option available for you if: 

 

  • 2 of the 3 credit scores on a mortgage credit report pull are 580 or higher.  

 

     Other positive factors must exist within your credit history ... and additional compensating factors must also be present when these lower credit scores are reported.

 

  • Employment history 
  • Reasonable debt 
  • Stable income 
  • Down payment of 3.5% (minimum) 
  • Reserves (money retained after Closing) ...

 

     Each of the above is a factor that could make a difference to an Underwriter when reviewing your file.  

     Also be aware:  Within my FHA option, your Down Payment can be in the form of Gift monies.       

     So, if you fill most of the criteria above ... or aren't sure where you stand ... contact me.  Be pre-approved.  That way, you have the facts regarding financing options available to you.     

     My goal as a Mortgage Originator is to assist those Renters that are dreaming of becoming Homeowners.  Right now, way too many Renters incorrectly assume they can't qualify for home loan financing.  Not true ...  

      Through this FHA mortgage option, the dream of home ownership can become reality.  Many Renters I've spoken to have found that the Requirements demanded by this FHA loan program make a huge difference to them and now make home ownership possible and within their reach.

     In addition, many of these former Renters found that their monthly mortgage payment is less than their monthly rent was.  You owe it to yourself to see if that would be true for you too.

     Get the facts.  Only then will you have a complete understanding of the options available to you and be capable of making sound financial decisions.  Decisions that will prove beneficial to you both in the short term ... and long term.

While true, few are willing to take on the costs or uphill battle of gaining approval under those circumstances, Joe Petrowsky ... and fewer Lenders find themselves eager to take on those challenges ..
