More Happy Buyers in Mason's Simpson Creek Farms!
Mason Ohio homes are in short supply and in few cases is that more clear than in Simpson Creek Farms! Today was the finishing touch for our first time home buyers after a year of on and off home searching throughout the Mason City School District.
We'd come close on other homes and for 7693 Autumn Hill we beat the odds! Within 24 hours on the market this home had 25 showings and 11 offers, and our buyers won! Their offer wasn't the absolute highest (even at $245,000 and 10k above asking price), but it offered the best overall terms for the seller. And it didn't hurt that I was in regular communication with the listing agent that afternoon and evening while they decided which offer to accept. Being easy to reach and quick to respond won the competition for our buyer. You really can get further with honey over vinegar.
From there, everything fell into place quickly to make the 30 day closing target. Everyone did their part. The loan officer was on it, the appraisal was quickly done, inspection issues quickly negotiated and we had a clear to close about 10 days prior to closing. And the listing agent and sellers quickly addressed an issue that occurred the day before closing. Everyone worked together to make this a smooth transaction.
Our buyers are happy to make this home their own. They've got plans, and soon this 4 bedroom 2.5 bath home with a finished basement and large deck on a quiet cul de sac will be just the way they want it! And we're happy to have played a role in helping them find that just right home. Sometimes the home searches are short, sometimes they're long, but we're in it to find the RIGHT home for our buyers!
