Seller Error Number One: Telling an Agent What You Need  for Your Home

 

This is probably the most common mistake sellers make when listing their home for sale.  The seller begins the conversation with "I need $500,000 for my home". 

 

The reasons are invariably illogical.  The seller says, "I need that much money for my retirement" or "the house we want to buy costs that much". Or the seller hands the listing agent a copy of an eight-year old appraisal that shows his/her desired sale price to be 100% accurate.

 

Why is seller insistence on a firm net sale price a huge mistake?

 

Because the seller doesn't determine what the net sale price will be

 

Neither does the listing agent.

 

It's the market  that will determine whether your home will sell, when it will sell, and for how much.

 

Sellers, don't waste time making illogical, unreasonable demands that are beyond your control. 

 

If you hope to succeed in marketing and selling your home at a good price, concentrate on the things you can control, like the condition and cleanliness of your home. Overpricing is the number one reason why some homes just sit on the market, month after month, without showings or offers.

I understand the concept of getting all you can. The buyer has a concept too. The inexperienced and narrow minded play the "I have the gold I rule" & my way highway game until they realize that it is not wise to base everything on money outcomes alone but on results...Results don't lie and there is enough results (win-win) for everyone if only we would all agree

Richie Alan Naggar, sellers forget that their listing agent wants them to get the highest price possible. But sellers' insistence on drawing a line in the sand by setting their own price is a common problem. It reminds me of politics in America today, where being "in charge" becomes more important than being successful.

Great advice...I hope you get a bunch of calls from it...sellers need to be realistic on price, and correct, focus on what you can control!
