Here is a summary of the Cardiff real estate market for February 2016 based on information provided by the MLS (private sales are not included). It was a VERY UNUSUAL month for real estate in Cardiff, with only 1 sale, an attached property, the entire month! These data are deemed reliable at the time of reporting but are not guaranteed.
TOTAL HOMES SOLD
The attached home sold in 16 days for $674,900, at 102% of the asking price. This compares to 7 attached home sales in January (down 90%), with an average of 47 Days on Market, and an average Sales Price $929,083
The overall volume of sales in Cardiff dropped substantially from last month, with only 1 attached home selling in February, for cash. A very unusual month, indeed!
At the end of February 2016 there were, once again, no homes in the Cardiff housing market with a Contingent status (i.e., short sale and REO homes that have accepted offers being reviewed by the lenders).
As of February 2016 there were 21 Cardiff homes for sale, 1 more than last month. This represents an inventory of 1.2 months for attached homes (up from less than 1 month last month), and 2.5 months for detached homes (down from 2.6 months last month). The Cardiff market remains very competitive for buyers, and is a strong seller’s market particularly for attached home buyers.
20 Cardiff homes came on the market in February, 67% more than in January. 13 homes went pending in February (not counting those that sold), more than 3 time the number going pending in January (12)!
