Surprises While Showing Property Yesterday

 

Yesterday while showing my buyers a home in Yucaipa CA, we came across several visitors in the yard. First we heard chickens clucking and there was a group of 5 or 6 just on the other side of the fence. Then here walks up a big rooster on our side of the fence. My buyers thought it was a great feature and did not see it as a problem. 

Of course, I ran out to get my phone and take a few photos. Chuck-Chuck- and Cockadoodle-Do!

Does the appraiser have to count them during the appraisal? On the day it records, what if the rooster is visiting? Interesting arguments!

Kristen - I couldn't find my original comment on this blog, and don't remember commenting.  So odd!

However, chickens are personal property so probably don't need to be counted by the appraiser.  If it's a rooster and only visiting, it could be considered a pesky neighbor if it's crows in the early morning hours.  Perhaps a seller would need to disclose it!

Imagine....a visiting rooster could cause an argument with the owners. I am sure every state has different laws for these cute roosters and chickens.

Yes once I had a rooster following me while showing a house. Finally I turned around and yelled at the rooster and started running towards him. He ran off and we never saw him again.
