Top 5 Realtor Mistakes:
Over the years of being a Realtor I have seen my fair share and have made probably more than my fair share of mistakes, here are a few mistakes I’d like to help you rectify!
1. You didn’t price the home correctly, according to the market
This is usually the #1 mistake made in selling a home. The price was wrong. In order to market to the correct buyer, you need to have a correct number above the home! It is your job to educate the seller, you are the expert here!
2. You didn’t de-clutter the home
Sadly, I see this all the time! When showing homes, the seller hasn’t put anything away, the bathrooms have everyday things out and the kitchen still has a pan with this morning’s egg grease on it! Please, I know this conversation can be unnerving at times but colleagues… it is time to put your big realtor pants on and have them do some cleaning. Your home will sell faster this way, and a quick turn over is what we all want, including your seller!
3. You didn’t get professional pictures done
Another BIG mistake, pictures are the first thing buyers see. Almost 90 % of buyers are shopping for their new home online now and I don’t know about you, but for me... when I see shotty pictures it’s a little easier to skim right by that house.
4. You don’t have a social media presence
What year are we in? oh yeah 2016! Like I said earlier buyers are shopping.. Where!? The Internet! Make yourself be know, and do some reading on SEO (if you want some great pages to read, send me an email and we can do some electronic conversing on the matter)
5. You haven’t tried finding your seller a home to buy
I have been hearing this horror story more and more recently. It does a little like this. Family hires a realtor, realtor does what he/she does and the home is now in Escrow. Home then falls out of Escrow because the Realtor never found the selling family a new home. Not only does this suck for the realtor, he/she put marketing dollars and time into a job that they won’t get paid for, but this sure does suck for the family! How disappointing it is to be ready to move and have no-where to move.
