I absolutely love my job.

Its a treat showing homes and entering for the first time to discover what is behind the door. How the flow, the plan , the vibe feels....

The reaction the buyer has. 
Many times I can gage what may be the top choices by what they tell me they are "looking for'. We all also know that many times what they "say " they want is no where near what they end up "loving".

With that said...

A day of showing homes is simply a list until we walk through the doors of something really special and discover its perfect and "the one". Not all days work out that way, and not all buyers are on a quick mission. Some take days, some take months and I've had a few that take years to make the commitment especially if a vacation home. 

I have a point, I'm almost there

.... Look at this photo:

I am guessing most of you said it looks like something a buyer wouldn't touch with a ten foot pole. 

True.

Its filthy, carpet is from the 70's and dead flowers in the corner...how much sadder can it be !

Guess what  ????

Yes, This is "the one" ! No it wasn't because of the blue bow on the pull chain or the dust ruffle curtains... It was a home where structurally it is sound, new roof, new vinyl windows and all brick exterior.  
Guess what else ??

Hardwood floors under this hideous carpet.. in pristine condition ! Now we are smiling ! 

Paint is cheap, the walls need a good scrub and fresh color. My folks could see beyond the aged and sad story  these walls spoke to us and envision a "home".    

This is a reminder and an old lesson we already know....

Make sure when you are touring homes you don't judge too harshly.

Look beyond what is obvious and consider what is possible !!!!

Sheila Anderson many times the retro look is a diamond waiting to be polished. As long as the buyer isnt wanting to remodel and do alot of demolition it is a great find. When demolition like remodel kitchens and baths occur this is something to sit and discuss on a serious note because as in another post of mine that type of property takes cash to complete.

Michele, this is such a feel-good post! Your positivity speaks volumes about you and I'll bet your clients love that about you. I had a first-time-for-everything experience today that I feel compelled to put into some kind of a post in the future...a deck that literally SLUMPED under my feet as I was unlocking the door for my buyers...OMG and they are still interested! (When I called the seller about this, he just had to laugh...thank God, because he said he would have run for the hills.) 

You just never know!

Good evening Michele Connors ,  You are right about homes that may look bad, but all the expensive stuff are in good shape, so the expense may be low when it comes to remodeling.

Larry Johnston So many times the seller just isnt capable to do the work especially if they are living there. Upon vacancy I typically encourage my sellers to do the paint and pull the carpet to allow for a better visual of the real gem.

You can NEVER judge a book by it's cover or a buyer by their coveralls .   I am so glad, as I'm sure the buyer is, that you had an open mind to see the possibilities.   When my daughter bought her house in Wilmington, the first thing she did was to start destroying it.   She removed walls, widened passageways and remodeled the entire interior BEFORE she moved in.   She saw the possibilities and made them her reality.  She has a beautiful home now and increased equity as well.
