I attended my very first realtor's designation several weeks ago: Accredited Staging Professional. I opted for the ASP Realtor title as I plan to offer staging to my clients as a value-added service.

My feedback on the course is overwhelmingly positive. I am extremely enthusiatic about offering this service to my clients as I gained valuable insights and ideas to better serve my customers. The class was taught by an approved instructor: Bette Vos (for mine). Bette is such a fine lady. She conducted the class very well. More importantly, I think the founder of Staged Homes, Barb Schwarz had carefully put together a well-thought out syllabus for both realtors and stagers alike.

I have done many listing presentations in the past. After I attended this class, I gained more confidence to umph my meetings with clients. I had actually put it into action! I really cant totally explain this in words but it was definitely a big booster for me.

In addition to the wonderful class, I met many realtors and stagers (from all over the country). It was so great to be able to share our real estate stories and markets that way. I hope these friendships will be long-lasting.

The highlight of the class was the actual home staging project. Karen otton - a local ASP Stager found us this wonderful home to work on. For 4 hours, all of us students put what we had learnt in class into action. The house was great to begin with, but it was the ultimate staging that put the finishing touches to showcase the house.

I took that same class in 2005 and it was excellent.  I agree with you that it has given me more confidence in my listing presentations.  And it gives you great supporting information to hand to clients that proves staging works and I'm not making it up.

I've seen staging work very well for agents, along with professional photography and other outside vendors and services.

A willingness to truely MARKET a home rather than just plugging a sign in the yard and waiting for a check is more and more important as companies like Redfin work dilligently to convince the public that real estate agents are unnecessary and simply put, don't do anything to EARN their commission.

Hi, Loreena!  I took the class last year and LOVED it.  But staging has yet to catch on here and I'm not gaining much business from it.  Oh well.  I enjoyed the class enough to take it even though I get no education credits for it in WV.  It was loads of fun and I met some great people -- Hi, Marcyne!  Make sure you post your class photos as I'd like to see them ... and I'd forget to look for them at StagedHomes.com.

Tamara is also an Accredited Staging Professional - Realtor.  I think it's a great designation, as it adds a lot of value to your services as a Realtor for your clients.

The designations are nice but........

 

You may find yourself with a vacant house to stage.  Then the fun begins searching for things to stage.

 

We chose to leverage our time with a per hour stager who will furnish our homes with all the fixings.  She has a deal with a local furniture distributor who sets returned/discounted items in the house for sale with the house.  This has had some good responses.

 What ever will work for you.

Linda: Isnt it wonderful???? I absolutely enjoyed the class.

Bryce: I think the staging (the preparation), the photography, virtual tours, professional flyers, etc. should all be in a complete marketing plan for a house. I have seen great houses but the photos tell yet a different story. Sometimes, it's hard for agents to see the whole picture.

Sarah: Use it to your advantage. I met a realtor at the class and she took this class the first time over 20 years ago. She still applied the "staging" principles but she told me she didnt think that was what it was called back then. She is very successful and she only accepts houses that are "staged" and that's how she works.

Kip: I absolutely believe that it was provided more value to my clients (the past 2 listing presentations this week) have confirmed that.

CH: You know, the wonderful thing about this class is that it was very well-thought out. They even had 2 furniture rental companies come in to share with us how they can help us stage vacant properties. I have a small gift of perception and I could see the potential in a space. Having a vacant house is not a bad thing, but it has to be totally spectacular. And if the clients want to stage, I have resources and packages that I know will work for that property.

Just in my past experiences, the houses that I sold are very great properties to begin with. If I think I could use additional help, I have referals of stagers that work in my area. So, this class is definitely a plus all around.

After listening to all the comments from the instructor and other experienced stagers with what they had done in the past to earn their first few contracts, I smile and know exactly what I want to do: sell houses and my value as a realtor to my clients is not the actual process of packing up, decluttering for them. Is coming in as a valued consultant to obtain the highest price for my sellers in their marketplace.

I hope this blog will go as far as it need to reach as many realtors and sellers about staging.

Thank YOU so much for that great welcome!  I'm trying to learn how to navigate this site and slowly getting the hang of it. 

I'm so happy that you were pleased with the ASP course and as a realtor  you can now see the benefits of staging a property.  Granted we had 33 stagers that day and did a job in less than 5 hours that was like a "design to sell" home show makeover but you got to see first hand how hard we work to make the property show in the best possible light.  We create equity in the home - the investment in staging is always less than the first price reduction a home owner will make.

Recently I did a "vacant" property staging (Feb 8th). Prior to listing the home, without staging, the home would have been listed at around $250K according to the comps, after the staging, the home was listed at $275 K.  An offer has already been received after 11 DOM! Staging works - it's just a matter of explaining to our sellers that their investment pays for itself and then some.
