Remodeling Your Home - What brings Value

 

 

In today's real estate market, many homeowners have made decisions not to move, and to remodel various parts of their homes.  The Home & Garden Show was just in Denver offering many wonderful suggestions!   There are projects that will add more value than others if and when you decide to sell.

 

Be careful not to remodel more than what your neighborhood will bear.   If you do, know that this updating is for your enjoyment, not necessarily for value.    Not every penny you invest into a remodel will be recouped when selling.

 

 

Here are some percentages of expected dollars to recoup:

Basement remodels - 60%

Bathroom remodels - 70%

Major Kitchen remodel - 70%

Minor Kitchen remodel - 80%

New Windows - 70%

Hardwood flooring - 65%

 

 

Some items are regarded as home maintenance - replacement of a furnace (this will add a bit of value), water heater, paint (interior & exterior) and carpet.       Elaborate landscaping will never see value, but only for your enjoyment.   Again, buyers will love it, but not considered as value.  

 

 

In past years in was tough to relay information to sellers that their remodel dollars were spent and see little on their bottom line, but not the case in today's market.     Those homes that are updated are going under contract much quicker and are more in demand.

Great breakdown of the returns on home improvements, most sellers assume they will get 100% back on their return and you make it clear that isn't always true.

Hi Joan - yes you can go overboard and raise renovations above your neighborhood.  Both rooms and kitchens are big.

Oh my.... I love both the kitchen and bathroom photos shown here.  I bought an outdated house so that I could remodel them to look how I wanted them to look. 

So, sometime remodeling is alright even if you don't recoup the entire investment if you enjoy it.    

However, as you stated at the beginning, it is important not to remodel beyond what the neighborhood is going to bear.

Good information for people looking to remodel with the thought of selling soon.  At least the money sent will drive people to the door and they will know they can't get more than the value of the work as a bonus.

Good to also note that updates one neighborhood would love to see may not bring the same return on investment in another neighborhood.  Home Owners should call you directly before they start their projects to see which ones are more valuable for their neighborhood.

Interesting statistics, Joan. Here in Charlotte the returns are somewhat lower based on the numbers I've seen. Homeowners always overestimate the value of their remodels and renovations, I've found.

How interesting that home maintenance does not add the "value" to a house that home improvement does.  While I deal in the world of home improvement, I feel so strongly that without proper home maintenance a home loses its value as the basic expenses just add up!

I have to agree with Joanna Cohlan! I find too many people spend more than they should on expensive cosmetic work that often becomes the first thing on the list for new buyers to replace.
