The "Art" of Prepping a Home for Sale
It’s no secret that 95% of all homes for sale in Berkeley, Oakland and Alameda are staged to sell these days.
And no wonder. Sellers have figured out that investing $10,000 to $20,000 in “prepping” and staging a home yields big returns in the Sale Price in our area. Like 5 to 20% more in the sale price. Or often $100,000 to $300,000 more in the Berkeley, Oakland, Alameda area.
As to whether this makes sense for you, ask yourself this: which of the following houses would you pay more for?
These are just a couple examples of listings in Berkeley that I’ve recently sold where I “coordinated” the prep and staging as part of the listing. And yes, this Berkeley property did go over $300,000 above the asking price.
