It encompasses an area with zip codes of 95116, 95122, 95148,  and 95127.  These single family homes often were built after 1960s. The gross living area is bracketed from 1200 to 1999 sf with a minimum 3 to 4 bedrooms and 2 full bath. Some were annexed from the Santa Clara County as San Jose City was growing.

 

East San Jose

 

We only look for trends like YTY price increase, gla/sf. Each neighborhood home prices are slightly different. Data consists of 3,696 closed sales.

                                        $431f                                  $422/sf                +2.2 %

Note: Homes appreciate less than north San Jose neighborhood (ref to 2016 Q1 North San Jose home prices) and certainly less active than downtown (refer to

2016 Q1 downtown San Jose home prices).  This is the lowest increase I have observed in several quarters.

Not quite 3 months into 2016, I see very different growth vs 2015 same time. We are probably the most active region in the country. I actually see a slow growth on high end. This east part of San Jose is just puzzling as I see <5% appreciation rate and north is 5-10%, central is 12-15% growth....  

We have been in recovery since Q4 2011. Every qtr was greater than previous with 20-25% grown yty....
